We offer our investors a hostel in Barcelona in an exclusive tourist area of the city. The premises offers a space of 500m2, of which 275m2 covers an entrance hall, office, and 9 rooms, 8 of which are equipped with an individual toilet. This wing does not have a tourism license and rent for more than a month. The second part of the premises (225m2) is distributed over 10 rooms, an office, lobby and common area for recreation. This section has a license for the tourist rental of 7 rooms. The other 3 bedrooms in this wing can only be used as a dwelling. Currently, the hostel rental management company is under contract until June, 2027. Utility costs and property tax IBI are paid by the tenant. Rental income is 4.8% per annum for 2015 and will be further increased to 5.6% by 2019.
